Introduction

Hotel bedding, including sheets, pillowcases, duvet covers, towels and bathrobes, is the most direct point of contact between the hotel and its guests, directly determining guest satisfaction, brand reputation and compliance with hygiene standards. Will guests give negative reviews due to unclean sheets? As a professional hotel room linen supplier with over 13 years of experience, we are committed to providing high-quality, easy-to-clean and durable sheet products that fully comply with commercial cleaning standards, helping hotels reduce operating costs while enhancing the guest experience.

Professional hotel sheet cleaning is different for home wash; it involves a scientific process of (temperature, mechanical action, chemical action, time), textile chemistry and microbiological disinfection standards. Inadequate cleaning can lead to fiber damage, yellowing, shrinking, reduced water absorption and permanent stains, increasing the cost of linen replacement by 30% annually. This guide provides a comprehensive and industry-standard cleaning process suitable for hotel linen types, especially for our brand's linen products, ensuring hygiene, durability and providing guests with an excellent experience.

How to Wash Hotel bed linen Properly

  • Pre-Washing: Sorting & Inspection

color sorting: Separate pure white linens from light-colored and dark-colored items. Attention dark linens may still release minimal excess dye during the first 3-5 washes; mixed washing will cause irreversible staining on white bed sheets and towels, a common mistake in low-standard laundries. Our white linens, made from 60s high-count cotton, feature a bright, uniform white color that remains vibrant even after frequent hot-water washing and oxygen bleach treatment.

soil level classification: Divide linens into light, medium, and heavy soiled categories. Light soiled linens (daily used pillowcases, top sheets) only contain skin oils and dead cells; heavy soiled items (towels with makeup, linens with blood, wine, or food stains) must be pre-treated separately to prevent stain spreading. Heavily contaminated linens (with bodily fluids) require sealed transportation and dedicated disinfection washing to comply with health regulations.

fabric type sorting: Our product line includes 100% cotton, polyester-cotton blends,  each requiring independent washing. Our 100% cotton linens tolerate high temperatures (up to 60°C), while our polyester-cotton blends (50% cotton + 50% polyester) need low-speed agitation to avoid pilling—thanks to our special blending technology, these linens are wrinkle-resistant and maintain softness even after repeated washes. Our percale cotton linens (200-300TC), exclusive to luxury hotel clients, require gentle cycles to preserve their crisp texture, a feature that sets our high-end bedding apart from competitors.

damage inspection: Remove linens with tears, open seams, holes, or missing buttons.

  • Stain Pre-Treatment

Stain pre-treatment is the key to eliminating stubborn marks without damaging fibers. Hotel linens face 10 common stains, each requiring targeted chemical solutions and temperature control—not use hot water on protein stains, as heat will solidify proteins and set stains permanently. Our brand's linens are designed to be stain-resistant, with a special finish that repels common stains like wine, coffee, and makeup, but proper pre-treatment is still essential to maintain their premium appearance.

  • Protein Stains (Blood, Sweat, Vomit): The most frequent stains in hotel rooms. Rinse with cold water (20-30°C) immediately, apply enzymatic detergent (alkaline protease) to the stained area, and let it sit for 10-15 minutes. Enzymes break down protein molecules without harming cotton fibers; chlorine bleach is strictly prohibited. Our 100% cotton linens are resistant to enzymatic detergents, ensuring no fiber damage even with regular pre-treatment for sweat stains—a common issue in high-occupancy hotels.

  • Tannin Stains (Red Wine, Coffee, Tea): Blot excess liquid with a dry cloth (do not rub). Treat with sodium percarbonate (oxygen bleach) at 30-40°C for 15 minutes. Avoid temperatures above 45°C, which will polymerize tannins into insoluble stains. Our brand’s white linens are specially treated to be bleach-resistant; oxygen bleach will brighten them without causing yellowing or fiber weakening, unlike ordinary linens that may discolor after bleach use.

  • Oil & Grease Stains (Makeup, Cooking Oil, Body Oil): Apply industrial emulsifiers or neutral degreasers, let stand for 5-10 minutes. Wash with 40-50°C warm water; lipase-enriched detergents are optimal for polyester-cotton blends. Our polyester-cotton linens feature a non-stick finish that prevents oil from seeping into fibers, making grease stain removal faster and more thorough, reducing the need for harsh chemicals.

  • Rust Stains: Use oxalic acid-based rust removers (low concentration) for local treatment. Rinse thoroughly to avoid fiber corrosion; do not mix with bleach. Our brand’s linens are made from high-purity cotton fibers, which are less prone to rust staining compared to low-quality linens with impure fiber content.

  • Yellowing Stains (Sweat Oxidation): Mix 3% hydrogen peroxide with baking soda, soak for 40 minutes. This natural formula brightens white linens without weakening fibers. Our white linens are resistant to oxidation yellowing, thanks to our anti-oxidation treatment during production, so even after long-term use, they remain bright and clean with minimal pre-treatment.

Test all chemicals on an inconspicuous area to prevent discoloration—our brand’s linens are color-fast, but it’s still a good practice to avoid accidental damage. Do not dry stained linens before stains are completely removed—dryer heat will fix stains permanently. Use PPE (gloves, goggles) when handling industrial chemicals to ensure staff safety.

Commercial Washing Process

1.Pre-Wash ( 30-40°C): The pre-wash stage removes surface dust, loose dirt, and soluble stains without detergent or with low-concentration neutral detergent. It softens stubborn stains and reduces chemical usage in the main wash, protecting fiber integrity. For heavy soiled linens, extend pre-wash time to 10 minutes to enhance stain loosening. Our brand’s linens have a smooth fiber surface that prevents dirt from adhering tightly, making pre-wash more effective and reducing the need for excessive detergent.

2. Main Wash (core disinfection stage): This is the most critical step for deep cleaning and sterilization. Our linens are designed to perform optimally under the following parameters:

- White Cotton Linens (Our Core): 60-70°C hot water, neutral industrial detergent + oxygen bleach (50-100ppm). Maintain temperature for 10 minutes to kill 99.9% of bacteria and viruses (CDC standard). Our cotton linens are pre-treated for high-temperature resistance, so they do not shrink or fade even after repeated hot-water washing—unlike ordinary cotton linens that may shrink by 3-5% after the first hot wash.

- Colored/Blended Linens: 40-50°C warm water, mild detergent without bleach to prevent fading. Our colored linens use high-grade reactive dyes that meet international color fastness standards, ensuring no fading even after 100+ washes. Our polyester-cotton blends are designed to be wrinkle-resistant and durable, withstanding low-agitation main washes without pilling or fiber damage.

- pH Control: Keep washing solution pH at 6.5-7.5; excessive alkaline causes fiber brittleness and yellowing. Our linens are treated to maintain fiber stability within this pH range, reducing the risk of damage from improper chemical balance.

- Chemical Dosage: Follow manufacturer instructions—overdosing leaves residue, while underdosing causes incomplete cleaning. Our linens are less prone to residue buildup due to their porous fiber structure, which allows for thorough rinsing, reducing skin irritation for guests and extending linen life.

  • Rinsing(25-35°C): Thorough rinsing eliminates detergent residue, the main cause of rough, scratchy bedding. The final rinse uses a neutralizer to balance pH to 5.2–5.8 for softness and brightness.

  • Intermediate Extraction Low‑speed spin removes excess water to shorten drying time. High‑speed spinning is avoided to prevent stretching and wrinkling. Our high‑tensile bedding resists deformation during extraction.

  • Final Extraction Set speed by fabric: 600 RPM for cotton, 400 RPM for percale, 300 RPM for blends. Excessive speed increases pilling and fiber stress.

Drying, Ironing & Finishing for Bed Linens

Proper drying and finishing ensure a smooth, wrinkle‑free, hotel‑ready appearance while protecting fiber integrity. Our bedding is designed for fast, uniform finishing to reduce labor time.

1.Commercial Drying Standards

  • Load: 70% capacity for even airflow; our lightweight bedding dries 15% faster than standard products.

  • Completion: Fully dry to prevent mold; our breathable fibers evaporate moisture quickly.

  • Post‑Dry: Remove immediately and shake lightly to reduce creases.

2.Industrial Ironing & Folding

  • Sheets/duvet covers: Flatwork ironer 150–180°C for a crisp, luxury finish. Our low‑wrinkle bedding irons quickly with fewer passes.

  • Pillowcases: Steam iron for sharp creases and uniform folding.

  • Rule: Never iron damp bedding to avoid water stains and fiber damage.

3.Quality Inspection

Qualified bed linens are stain‑free, wrinkle‑free, evenly colored, and structurally intact. Our low defect rate <1% streamlines inspection and reduces re‑washing waste, ensuring consistent presentation for guests.

Disinfection & Hygiene Compliance

Hygiene is non‑negotiable for hotel bed linens. Our bedding supports CDC and AHLA disinfection protocols to eliminate pathogens and ensure guest safety.

  1. Thermal Disinfection. Wash at ≥60°C for 10 minutes to kill bacteria and viruses. For heavily contaminated bedding, use 70–80°C for 30 minutes.

  2. Chemical Disinfection. Use EPA‑registered disinfectants for white cotton bedding; rinse thoroughly to avoid residue. Use quaternary disinfectants for colored bedding to prevent fading.

  3. Operational Hygiene. Transport soiled bedding in sealed bags; avoid shaking to prevent airborne contamination. Store clean bedding in closed, dust‑free cabinets.

Bed Linen Maintenance & Quality Control

Proactive maintenance maximizes bedding lifespan and protects your investment. We provide clear care guidelines for all our products.

  1. Washing Frequency: Change bed linens for each new guest. Our durable construction tolerates daily high‑volume washing.

  2. Storage: Store in cool, dry, ventilated areas; avoid direct sunlight. Choose anti‑fading treatment preserves color long‑term.
